We undertake a comprehensive checklist form that asks all the relevant questions to fully understand your wants and requirements.
We then move to a preliminary CAD floor plan and 3D model which can be easily changed and amended to your requirements. Throughout this process, we work with the shape and aspect of your block to ensure it is positioned right and gets the right orientation.
We also send your block details and the basic positioning of the house to the geotechnical specialists to conduct your soil test report needed later in the process.
Builder meet and greet
After the client and brief and initial designs are complete, we then would like to get in contact with your preferred selection of builders to get them in the loop and give them the initial rundown on the project. This can be done via phone or email.
Concept plans and estimating schedules
Once we have the floor plan, exterior model and site positioning agreed on, we then move on to drawing up the concept plans which contain the following;
Site plan; with annotations and initial details
Floor plan; with dimensions and necessary annotations
Estimating schedules; all necessary quantity take-offs for estimating
Detail drawings; showing truss type and wall details
Initial energy efficiency report
This stage is still flexible giving you the ability to change and amend.
Builder's preliminary estimate
As we now have the concept of the home coming together, we then consult with your selection of builders to obtain a preliminary estimate based on the details shown in the concept plans.
This is to ensure we are still on track with your budget.
As soon as we have the builders' preliminary estimates back we then move on to refining the design and making the necessary changes as a result of the estimates.
Construction documentation and certification
Now the design is finalised we move on to preparing the construction documents. This basically is an enhanced version of the concept plans with added drawings and detail needed for construction. This is where we ensure every building detail and methods needed for construction are drawn and annotated for clear and concise communication on site.
We also send the concept plans and soil test report to the slab engineers for engineering.
The energy efficiency report is also finalised at this stage.
Once the construction documents and certification are complete we then submit the project for approval by your local council.
The approval process contains the following;
Development Approval (DA)
Construction Certificate (CC) or Complying Development Certificate (CDC)
Assistance during construction
Now the project is approved and ready for construction, we will assist you with selecting a builder, observe construction progress, provide any further detail drawings needed and assess defects.
