Dear Home Owner,

We believe in affordable design. Too many people like you get burnt by engaging a design professional, design their dream home, only to find out it is completely over budget.

The reason for this is twofold;

Firstly; design professionals blatantly providing low project costs. Uneducated 'guesstimates' of house costs have plagued the residential design sector in recent years.

Our answer; we don't provide any price guides. Although we are building professionals, only the builder you choose will know the true cost of construction. That is why we ensure our clients have their preferred builder or selection of builders lined up before we commence the design phase. We then work closely with the builder/s before and throughout the main stages of design. This gives them the ability to provide price estimates throughout, keeping everyone on track.

Secondly; design professionals not having the competence and knowledge of how a building actually goes together on site.

It is somewhat easy to draw lines on paper and analyse from the outside, but it takes on-site building experience to know the bones of the building.

Our answer; we are builders by trade and project management professionals. With over 40 years of combined on-site carpentry experience, we know how a house goes together. We have proven that most of the learning happens outside of the university classroom.

There is a question you have to ask yourself, are you comfortable with the design professional you have chosen? Have you 100% trust that what is drawn up will actually become a reality?

Ask your friends and family, Google search consumer forums and research other's experiences before committing to your dream home build. Because after all, you want it to happen like a dream.

DEVELOP CLIENT BRIEF AND INITIAL DESIGN

  • Undertake a comprehensive checklist form

  • Preliminary CAD floor plan

  • 3D model

BUILDER MEET & GREET

  • Get in contact with your preferred selection of builders to get them in the loop and give them the initial rundown on the project.

CONCEPT PLANS & ESTIMATING SCHEDULES

  • Drawing of the concept plans.

  • This stage is still flexible giving you the ability to change and amend

BUILDER'S PRELIMINARY ESTIMATE

  • Consult with your selection of builders to obtain a preliminary estimate based on the details shown in the concept plans

DESIGN DEVELOPMENT

  • Refining the design and making the necessary changes as a result of the estimates

CONSTRUCTION DOCUMENTATION & CERTIFICATION

  • Preparing the construction documents

  • An enhanced version of the concept plans with added drawings and detail needed for construction

  • Soil test and energy efficiency report

07

DEVELOPMENT APPROVAL

  • Submit the project for approval by your local council.

  • Development Approval (DA)

  • Construction Certificate (CC) or Complying Development Certificate (CDC)

ASSISTANCE DURING CONSTRUCTION

Assist you with selecting a builder, observe construction progress, provide any further detail drawings needed and assess defects
